Most people stopped dreaming about owning a home a long time ago because the numbers never added up. But when you see a monthly instalment starting at Rs. 16,499, something in your head shifts just a little.
The federal government has launched the Apna Ghar Program for first time homebuyers across Pakistan. Loans are available in four amounts: Rs. 2.5 million, Rs. 5 million, Rs. 7.5 million, and Rs. 10 million, with repayment spread over up to 20 years. Monthly instalments start from Rs. 16,499 for the smallest loan and go up to Rs. 65,996 for Rs. 10 million. The markup rate is fixed at 5 percent for the first 10 years, after which market based rates apply. Financing covers up to 90 percent of the property value and the applicant arranges the remaining 10 percent. The scheme is open to people who do not already own a house, hold a valid CNIC, and are not heavily burdened by existing debt.

Nobody expects a government scheme to be perfect from day one, and how smoothly this runs in practice will matter more than how good it looks on paper. But for someone who has been paying rent for years with nothing to show for it, this is at least worth sitting down and checking properly. Go through the eligibility, do the math on your instalment, and see where you actually stand.
